Greater Toronto Area (GTA) Market Overview (September 2026)
The broader GTA housing market in September 2026 remained in a cautious holding pattern. Uncertainty surrounding macroeconomic indicators, inflation, and borrowing costs kept many potential buyers on the sidelines.
Sales Volume: TRREB MLS® system recorded 5,040 home sales in September 2026, representing a 9.0% decline compared to September 2025 (5,540 sales). On a seasonally adjusted basis, sales and new listings both slipped compared to August 2026.
New & Active Listings: New listings fell 14.4% year-over-year to 16,500, while total active listings stood at 26,131, down 9.3% from the previous year.
Pricing Trends: The average selling price across the GTA dropped to $1,006,409, down 5.1% compared to $1,060,036 in September 2025. The MLS® HPI Composite benchmark also declined by 4.7% year-over-year.
Economic Backdrop: The Bank of Canada’s overnight rate sat at 2.3%, with the prime rate at 4.5%. While interest rates have eased compared to previous years, buyers remain hyper-conscious of job security and long-term economic stability amid ongoing trade and tariff discussions.
What's Moving the Centennial Scarborough & West Rouge Housing Market in September?
If you have been watching the broader Greater Toronto Area real estate headlines, you know the overall market has felt a bit sluggish. Across the GTA, home sales dipped 9% year-over-year in September 2026, and average prices softened by about 5% as buyers paused to weigh economic and borrowing cost uncertainties.
Take a closer look in Centennial Scarborough & West Rouge however, and you see a different story unfolding. While buyers are cautious, well-prepared homes in our neighbourhood are still capturing strong attention—and in many cases, selling close to asking price when priced right from day one. The "list low" and create a bidding war price strategy has become less successful over the past month and a half.

For Buyers: Navigating the Autumn Market in Centennial Scarborough
Opportunity in a Quiet Market: With overall buyer hesitation across the GTA, you have more breathing room to evaluate options than during peak spring markets. As days on the market increase for many properties opportunities have increased. Colleagues have been experiencing slower showings - a good evaluation of sellers pricing & carefully crafted negotiation strategy may get you better terms and conditions.
Understanding seller motivation is key. Be careful to look deep into the purchase history - some sellers are underwater financially if they purchased at the market peak and may be unable to close. You certainly don't want to be in that situation once you find a home you love.
Competitive Edge for Turnkey Properties: While the broader market is soft, quality homes in Centennial that feature modern updates or exceptional lot features are still moving fast—often selling within a week to ten days when competitively listed (such as homes on Waterbridge Way or Pepper Tree Drive). Buyers are looking for move-in ready homes with few updates to take on.
Financing Realities: mortgage rates are on the move up - sellers need to understand that while prices are down, cost of ownership at a higher interest rate may actually be more for a buyer to take on.
For Sellers: What Features Are Helping Homes Sell Right Now?
If you are planning to list your home in Centennial Scarborough, local sales data from late summer and early fall highlight exactly what local buyers are chasing. Properties that emphasize these specific features are standing out and commanding premium prices:
- Finished Basements with Separate Entrances & In-Law Suites: Multi-generational living and income potential are massive drivers right now. Homes featuring lower-level walk-outs, second kitchens, or dedicated suites attract intense buyer interest and strong closing prices.
- Ravine and Green Space Backdrops: Centennial's natural topography is one of its greatest assets. Properties backing onto Colonel Danforth Park, Adams Park, or local greenbelts (like those on Cedarview Drive or Rolling Meadows) create an immediate sense of privacy and resort-style living that urban buyers will pay a premium to secure.
- Backyard Oasis & Pool Upgrades: With buyers placing a high value on lifestyle, private backyards equipped with inground pools, interlocking stone patios, and mature tree canopies (such as the properties on Clyde Road and Langevin Crescent) are selling quickly and beating list-to-sale price expectations.
- Modern Kitchen & Bathroom Updates:** Buyers want to move in without taking on immediate renovation projects. Fresh quartz countertops, updated cabinetry, and renovated primary ensuites—like those seen in recent sales on Andona Crescent and Pepper Tree Drive—help bridge the gap and drive competitive offers.

Comparison of August & September Housing market Stats in West Rouge
The last couple of months were anomolies for West Rouge. I haven't even calculated the month over month numbers because the low number of sales were a mix of high and low (as they say in fashion) throwing off any averages or median numbers. In August, there were 2 homes sold $700,000 apart in price & in September there was a new construction home sold for $1.9 M but the rest were under $1m.
Interestingly, all the sales in both August and September were homes that had been on the market for a few months. No new inventory sold.
