How accurate is the HouseSigma app?

GTA home values, HouseSigma App, Accuracy of Automated Value Machines, Predictive Sale Prices

By Sue Anfang, February 29, 2024

HouseSigma is a popular app for home buyers looking to predict sale prices.  In fact it’s so easy to use that I use it too!   In the US they use a similar app you may have heard of called Zillow.

Another feature that’s valuable is you can look up sold prices for a home and easily check the listing history to see what the home previously sold for, if the house has been re-listed recently and how long it’s been on the market.  And it will show you lots of other good stuff like neighbourhood values, too.

Of course – it’s all linked to their HouseSigma agents should you want to book a showing.   Which means HouseSigma is also a Real Estate Brokerage using this tool to get leads for their company.

So how accurate is House Sigma anyway? It’s a question I’ve been wondering.  So I tracked a bit more than a dozen listings over the past couple of months and watched them sell so I could see for myself.  And you might find the answer surprising!

I chose a variety of listings in the GTA, Markham, Mississauga & Durham for my sample size.

And I also threw in a couple of homes in my neighborhood to check Scarborough house prices that I knew very well.

If you go onto HouseSigma, what do you see?

Here's are two examples of how the predictive pricing looks on a listing display - I took out the address for privacy, but added actual sale prices (in the red bar)

The listings are quite attractively displayed, and include lots of property information, all the photos as well as local real estate statistics.   I don't believe they cover every market in Ontario.

First, what does HouseSigma say about themselves?

“HouseSigma is a leading technology platform that utilizes artificial intelligence technology to estimate Canadian home values in real time. With one click, home buyers can obtain an accurate automated home valuation for every listing within seconds. The HouseSigma algorithm also correctly identifies similar nearby sold properties to help buyers determine their final offer price!”

And further, on their FAQ page, they answer the question: “why are some of the estimated values not correct?”:

“The estimated price should be used as a starting point for your research rather than a number that you should follow to the T.  There is no perfect AVM (automated valuation machine) in the world, including HouseSigma’s. How our algorithm normally come up with the number is based on long term market trend and nearby comparable.  Click “Contact Agent” in any HouseSigma property listing page to start a conversation with a HouseSigma Licensed Representative and get more insights on up to date market analysis”

One thing you may notice is their automated valuation machine algorithm changes day to day.   Just for fun sometimes I will go in and check their predictive price on a listing – and presto change-o it will be different on a Wednesday than it was on Tuesday.

So what did my very scientific survey show?  A HUGE variation in sale vs. list price!

So why is it so wrong?  And why is it so unpredictably wrong?

Because it is based on an algorithm (and have signal is not specific about what that algorithm includes), it does not take into account many factors that affect price.

Two important factors I can think of, for example, are condition and list price.

HouseSigma does not seem to be able to see the difference between a renovated house and a house in original condition.

But the biggest factor is under-pricing. Many seller use under pricing to get a bidding war. Similar properties can use very different starting prices & eventually end up around the same sale price.  Occasionally, (as in the case of one of the houses here) you’ll see a property underpriced $50,000 or more less than similar homes that were previously underpriced.

Or in the case of one house that was in the news earlier this year it had been extraordinarily underpriced to the tune of the starting price five years earlier!  So that predictive price was way off what it sold for.

Conversely, if all the homes in the neighbourhood are under priced & sell over asking, HouseSigma will assume all homes sell for over asking in that area.  So something priced at market value have a higher predictive sale price.  Again, one of the houses on the chart fell into that category - and sold lower than predicted.

A cautionary tale for sellers

And for that particular house - I had valued it in the summer - comes a cautionary tale.  I had valued it for higher than the list price above in the summer.  I used the technique below.  It was a very unusual house, and the features that made it unique were not necessarily features buyers value, or will pay extra for.  But they chose to list with an agent that listed it way higher than my valuation.  In fact, they told me all the realtors they spoke to valued it higher then me (did you know some realtors will over-value a home to secure a listing?).  So what happened?  The house sat for months at the high price in a slow market.   Eventually after several price reductions, it sold for - guess what - about $100,000 less than my original valuation.

So then what’s the best way to figure out market value? In most cases, a realtor will look at individual homes with similar features that have sold recently close by.  Then I will figure out a potential sale range.

Have you ever heard of a DiSC personality test?  Well this blog post is for all the high D's out there (read below for what this means)

My head was crunching numbers this week, especially given the interest rate hike of .25% yesterday & the election this week - with a promise to lift the land transfer tax.  What would all this mean for real estate in Scarborough?  So I thought I'd start out at the beginning and look at what's happening this year.  My objective is to look at the following data:

  1. How much has the median price changed vs. this time last year
  2. Current inflation rate
  3. How much are sales numbers up or down? (West Hill is a surprise)
  4. How many years does it take for house prices to double in south east Scarborough?

Inflation rate with fuel: 3.1%  Without: 2%

What does this mean? BOC wants to hold inflation to 2%  Everythings expensive, now mortgage rates got more expensive; about $40-$50 per $500,000 per month

Change in Median Home Sale Prices south east Scarborough vs. Toronto 2026

Toronto1,230,0001,200,000-30,000-2.44
Centennial Scarborough1,100,0021,077,500-22,502-2.05
West Rouge1,100,0021,020,000-80,002-7.27
West Hill900,000830,000-70,000-7.78

What does this mean: house prices have dropped since 2025 same time frame.  Centennial follows the rest of Toronto, West Hill has the biggest swing.  But surprisingly West Hill has had an increase in sales - I guess the large price drop creates great value for buyers.

Change in number of home sales south east Scarborough vs. Toronto 2026

Freehold HomesNumber of Sales 2025 2026 YTD
Toronto9,4719,279
Centennial Scarborough9580
West Rouge8042
West Hill94107

What does this mean:  reflective of what I'm feeling right now - a slowdown in sales.  West Hill sale prices have dropped to be very attractive to buyers especially in that below $830,000 price range.

How long does it take home prices to double in south east Scarborough?

This is a stat that came up in a meeting the other day - that house prices in Toronto double every 10 years - I think they mean freehold.  In southeast Scarborough here's when house prices have doubled:

Centennial, Scarborough - doubled since 2012 (14 years)

West Rouge, Scarborough - doubled since 2015 (11 years)

West Hill, Scarborough - doubled since 2016 (13 years)

What is a DiSC personality test?

A DiSC assessment is a behavioral assessment tool used to improve communication, leadership, and team performance by identifying four primary personality styles: Dominance, Influence, Steadiness, and Conscientiousness. Organizations worldwide use DiSC to develop stronger leaders, improve workplace communication, and build more effective teams.  A high "D" personality wants quick, fact-based answers (think CEO)

Home stage to sell it doesn’t mean you have to make your home feel like it’s not yours anymore!

I firmly believe Home staging help sell a house, especially in this market, we’re in right now where it’s quite unpredictable.

Owners still live in many of the homes that I stage; some people have a BIG resistance to staging; here are some of their most common concernts:

  • house won’t feel like their own anymore
  • we have to remove all the furniture and replace it
  • they will have to pay for it
  • when they bought the house, it wasn't staged so why do they have to do it now?

So why do we stage homes to sell - here are 10 of the most common reasons staging works?

  1. Sometimes the rooms are empty and needs furniture to show buyers how the space is to be used
  2. Buyer's can't visualize what furniture will fit in an empty room
  3. The space is cluttered so staging & re-arranging the furniture will show off the space to its best
  4. Staging helps de-personalize a property to sell so that it appeals to today’s current buyers.
  5. Removing your personal effects to stage protects your privacy
  6. Staged homes look better in pictures
  7. Neutral decor appeals to the most buyers possible
  8. A staged home looks move-in ready
  9. Staging a home can help appeal to the target buyer (think replacing a home office with a nursery, or creating a teen hang out in the basement)
  10. A staged home helps you compete with other homes that aren't staged

A lot of times it just looks like your house, but better!

Take a look at these recent home staging transformations and let me know which is your favourite!  Curious if your home will benefit from home staging?  Call me at 416-562-5002
