Southeast Scarborough home prices in June 2026
Here's a detailed look at what happened in June in the neighbourhoods of Centennial Scarborough, Highland Creek, West Rouge (Rouge E10) & West Hill in Freehold home sales
West Hill: Entry-Level Accessibility & Robust Activity
West Hill leads the E10 district in pure volume, driven heavily by its classic 3-bedroom brick bungalows and a highly accessible entry point for buyers.
July 2026 Sales Activity in West Hill, Scarborough:
- Total Sales: 13 properties
- Price Ranges: $6323,500 to $1,549,000
- Average Sale Price: $890,192 - slightly up from June's average
Dominant Style: Detached Bungalows dominate the landscape (8 out of 13 sales), complemented by a mix of 2-storey homes & semi-detached
Q: Why are prices in West Hill reasonable for buyers:
A: This pocket is incredibly resilient for buyers under the $1M mark. It is the only area in E10 where you can consistently find detached detached homes selling in the mid-$700ks to low-$800ks. Some of the very attractively priced homes sell in competition (those listed in the high $600,00's) but the larger homes sell under asking

Centennial Scarborough: The Premium Family Move-Up Market
Centennial shows a very distinct market profile: premium, highly desirable 2-storey family homes and sprawling lots that command top dollar. I find families often move from the smaller homes in Port Union Village (semi's and townhouses) to larger 4 bedroom freehold homes to stay in the neighbourhood & school districts.
July 2026 Sales Activity in Centennial, Scarborough
- Total Sales: 14 properties - up from 8 in June
- Price Ranges: $780,000 for a freehold townhouse to $1,500,000 for a 5 bedroom detached
- Average Sale Price: $1,037,000
Dominant Style: Executive 2-Storey Detached homes (6 out of 14 sales) followed by backsplit homes.
Q: What type of buyers move to Centennial, Scarborough?
A: With an average sale price clearing $1 M, Centennial remains a premier destination for move-up buyers. While the townhouses offer a foot in the door under $800k, the detached market moves fast. Buyers here are willing to pay for square footage as evidenced by the $1.5M sale on Bonacres - which was my listing - and the buyers are a family with ties to the neighbourhood moving back to the area for the good schools.

Highland Creek: The High-Demand Prestige Pocket
Highland Creek experienced a very active July. This is the pocket where you'll find the largest concentration of high square footage homes, And there is still a sprinkling of 'pioneer' homes - built in the 1960's and 1970's on very large lots - ripe for severance/development.
July 2026 Sales Activity in Highland Creek
- Total Sales: 9 properties
- Price Ranges: $950,000 to $1,450,000
- Average Sale Price: $1,148,000
Dominant Style: Stately 4-bedroom, 2-Storey Detached homes (100% of the sales in June)
Q: What type of homes are found in Highland Creek?
A: This neighborhood is still showcasing immense strength. It's where you will find the highest concentration of larger homes. Surrounding UTSC, this pocket is popular for grand newer builds and infill custom builds. This is the pocket where you'll find the largest concentration of high square footage homes. Rouge E10: High Variance & Nature-Adjacent Variety
The Rouge E10 pocket provides an eclectic mix of properties, offering everything from entry-level modern townhouses near the GO transit line to high-end executive properties backing onto green spaces.
House sales in Rouge E10 (West Rouge) July 2026
- Total Sales: 4 properties
- Price Ranges: $1,005,000 to $1,170,000
- Average Sale Price: $1,053,750
Dominant Style: Strong split between modern 3-storey townhomes/semis and expansive 2-storey detached properties - and a bit of everything else in between.
Q: What type of properties can I find in the West Rouge?
A: Rouge E10 has a great variety of property types. While the entry point sits higher than West Hill (townhouses starting in the low $800ks) due to proximity to the Rouge GO and better schools, its upper end rivals Centennial or Highland Creek. It’s a highly competitive market where buyers are looking for the perfect balance of square footage and proximity to the Rouge.
